What is Underpinning

Footings Underpinning; Is lifting and stabilizing settled, sunken, subsided, failed, footings by digging under the failed footing to required depth and pouring concrete under the footing to transfer building loads into deeper, better soil in terms of bearing capacity and soil reactivity to changes in moisture content and effect of nearby trees.

Types of footings we underpin:

Licensed & Insured

Underpinning is used too when the existing footing is or will be undermined because of new or proposed nearby building, extension, swimming pool, trenches for pipes and service connections.

Most of the footings we underpin we lift using hydraulic jacks to required level to reduce cracks on the walls and improve floor level.

Vast majority of footings we underpin are reinforced concrete strip footings, because most of the properties has this type of footings. We also come across blue stone, rubble, and brick footings too for buildings build over 80 years ago. We also underpin concrete raft and waffle pod slabs too.

Average cost of underpinning is about $1800.00+GST per pin each.

Average number of pins needed for a property are 5-6 pins.

Average duration to complete a job is 9 days.

Other expenses expected: Soil test, Engineering, building permit, concrete cut.
