What is Floor Leveling ?

Floor leveling is performed when floors are out of level more than what guide to Australian standards and tolerance allows or tolerates. Floor leveling process: First we check the existing floor levels, and we try to find the lowest and highest levels and we determine the original floor level. We must see if there are any restrictions to lift any parts of the floor, normally around fireplaces, chimneys, were extensions meet the old section of the house, renovated kitchens, renovated bathrooms, generally any renovation done to a property prior to floor leveling might become a problem and leads to compromises taken and desired floor levels not achieved, if no restrictions then we in most cases consider the higher level closer to the original level of the house and we lift the lower spots to match the higher level and when there are restrictions we go a steady fall from higher level to the lower level.

ractically floor leveling is done by installing hydraulic jacks under the house, disconnecting the stumps from the bearers, and lifting the floor to the desired level and packing the stumps using U shape packers that complies to Australian Standards. The packers we use are 1, 2, 3, 5, 10, 15 and 20mm thick. Crawl space clearance if reasonable helps to do the job quicker and costs less, if we come across rotten subfloor timber, we change them at extra cost. For the stumps packed with packers thicker than 20mm we install extra new stumps.

When leveling the floor all care is taken to reduce or prevent damages by installing enough jacks and lift the lower spots first and then lift slowly in one peace to the required level. 

For brick veneer properties if the external wall levels are the same, which is rear specialty in norther and western suburbs of Melbourne metropolitan and reginal Victoria, then we will have one reference level to match and the outcome will be very satisfying but in over 90% of the brick veneer properties we find the external walls deferent in level and we end up going from higher level to the lower level with steady fall. 

Extra stumps installed are concrete stumps 100x100mm, stump holes 600mm deep X 350mm dia., we install ant cap and damp proof course on top of the stump, and concrete pad of 150mm min.as per Australian Standards.
